When it comes to selling a home a Realtor is often posed with the question “What tips can you give me for fixing up my house to sell it?”  Ask any realtor and you will get any unique answers that are all different, some good, some bad.  When I am asked that question I like to keep it simple, repair obvious maintenance issues and declutter.  Remove bulky furniture, pictures, anything that is just collecting dust.  Give each room as much space as possible and keep the sun shining through the windows when you are showing it.

Its rather simply advice but at least you will keep the cash you have in hand, just that, in your hand.  We are besieged with shows on cable television showing consumers how to add thousands of dollars to their bottom like just by simply painting a room a brighter color.  Or adding patio furniture.  Not to be mean but I have a friend who has a show on a popular network and he is giving that same advice.  Often times when meeting a prospective seller many agents get a great detailed narrative when taking the home tour; I have crown moulding, recessed lighting, a rose garden etc.  All these may be nice but dollar for dollar you won’t see a corresponding value in the sale of your house.  As many believe, these hundred dollar upgrades do not add thousands of dollars to your bottom line when its time to sell.

I am not being a pessimist but rather a realist.  I like to tell my clients that homes will sell according to the demand in the market place.  If your home has been on the market longer than 45 days and you have not had any offers, regardless of its condition, its not in need of repairs, it’s in need of a price adjustment. Don’t get me wrong, when you go to sell your home you should make it presentable but make sure you are not spending money on something where you won’t get a corresponding return.  

Functionality is the name of the game here and here are a few tips to enhance what you already have without spending your hard earned cash.  Wallpaper is gaining popularity once again in interior designs and can add more personality to a room — but tread lightly.  If you do not already have wall paper hanging its probably best to stick with paint for touch ups.  The goal here is clean walls.  

Speaking of pain, using the hottest color trends – like navy and purples — to paint an entire room may be too bold for the majority of buyers. Instead, home stagers are using a neutral wall color, such as in soft tones of grays or white, and then bringing in the on-trend colors through small accents, like toss pillows, throws, lamps, and bedding or rugs.

Light fixtures and door knobs tend to stand out if done right.  Brushed nickel, stainless steel or decorative ceramic can accent any room but make sure you don’t forget any knobs.  They will notice more by the absence of one rather than a few that are there.  

Overall all the goal is to allow prospective buyers the opportunity to see the house within their own vision. The easiest and most cost effective thing one can do to showcase their home is simply thin it furniture, clean the landscape and empty the garage.  You will get market value, I promise!

downloadWhittier’s newest restaurant is all that it is cracked up to be.  My wife and son went there today after we picked him up from school. Great ambiance and service.   Food was good too. Hopefully they can stay as packed as they were today.  This is good for the boulevard and the resurgence of business along Whittier Blvd.  

Great to see business’ take an interest in the city.  We are a long way from being a self-service city when it comes to fine dining but I think we are headed in the right direction.  WE are just missing a nice anchor restaurant.  Hopefully the new owners of the Historic BofA building in Uptown Whittier can get the Cheesecake Factory to occupy the bottom floor.  That would be a huge boost to the city.

winterizing-homeBy now for some of us our Christmas decorations are up or very close to being put up.  We are preparing for the holidays and the rain that comes with it.  We are digging out our sweaters and possibly winterizing our cars with new windshield wipers or perhaps new tires.  We are doing our best to stay ahead of Mother Nature.  In the hustle and bustle of the holidays and most kids home from school for the winter break we tend to overlook our homes and how they are prepared for the winter months ahead.  Several home improvement shows and real estate publications will share ideas and tips on how to stay ahead and keep your home safe and warm from the elements.  Here are a few of those tips.

Clean those gutters.  How often do we think about our rain gutters?  Southern California’s fiercest weather system is usually rain.  If our rain gutters are full of leaves the down pouring water will have a slow time draining. This usually results in rain gutters becoming heavy from the combination of water and leaves and in some cases birds’ nests.  If there is no place for the water to go to it can cause water to seep back towards the house.  Through window seals or doors, water has a way of finding cracks and crevices.   In the process of hanging your Christmas lights take a look at your gutters and with spatula or small broom, whisk away the leaves and debris that may have build up.  Finally, hose down the inside of the gutter to make a clean path for rain water and in doing so look for leaks or misaligned pipes.

One of the best ways to winterize your home is to simply block obvious leaks around your house, both inside and out.  A recent industry study explains that the average American home has leaks that amount to a nine-square-foot hole the walls of your home.  Imagine running your heater and having an open nine foot hole in your living room.  While that might sound excessive, even a fraction of that can be costly with the price of home heating becoming more expensive every year.

You can start by finding those leaks.  How can you do that?  Simple, walk around inside holding a lit incense stick or a candle to the most common drafty areas: recessed lighting, window and door frames, electrical outlets etc.  Once your have established where there are leaks you can fix them. Buy door sweeps to close spaces under exterior doors, and caulk or apply tacky rope caulk to those drafty spots, outlet gaskets can easily be installed in electrical outlets that share a home’s outer walls, where cold air often enters.  Outside, seal leaks with weather-resistant caulk. For brick areas, use masonry sealer, which will better stand up to freezing and thawing.  In the process of sealing the cracks around your home you will also be keeping pesky spiders out as well.  This might sound excessive but consider how much money you spend each year on heating a cooling.  Over the course of 3 to 4 years the savings can be quite a bit.

Next tip would be to simply add another layer of insulation in your addict.   This is perhaps the biggest investment with the quickest return.  Experts suggest that you should have at least 12 inches of insulation in your attic.  A quick way to verify is to simply peak into your attic and if you can see the ceiling joists you know you don’t have enough, because a ceiling joist is at most 10 or 11 inches.

A related tip: If you’re layering insulation atop other insulation, don’t use the kind that has a paper backing.  This acts as a vapor barrier, and therefore can cause moisture problems in the insulation.

Last but certainly not least is checking your furnace.  It’s a good idea to have furnaces cleaned and tuned annually. Costs will often run about $100-$125.  If money is an issue, simply change the filter, a dirty filter impedes air flow, reduces efficiency and could even cause a fire in an extreme case.  A new filter runs between $10.00 and $20.00 depending on the make of your furnace.

SMARTPHONE HOME SEARCH FOR THE TECH SAVVY

With this weeks downpour most home buyers are starting to slow down in the pursuit of buying a home.  With Christmas fast approaching many will just wrap up plans to purchase and wait until January and pursue the dream of home-ownership with gusto. Many would be buyers do a lot of footwork prior to even calling an agent. Depending on whose study you read some estimates put it as high as 98% of first time home-buyers start their home search online before even calling an agent. Conservative estimates put that number in the high 80 percentile.  Regardless, it is a staggering number to think about it.  Where are they starting their search and who are these buyers?  

Society calls them Millennial’s.  They have cell phones but they are more likely to use them to text, surf the Internet or update a social network than they are to actually make a phone call or return one for that matter.  These cell phones take better pictures than cameras made a few years ago.  These cell phones surf the internet 10 times faster than the speed 5 years ago.   The Millennial Generation is 80 million strong and represent the largest generation in the United States since the Baby Boomer Generation. The Millennial’s were raised with technology and are extremely comfortable with it.

And this my friend is where they start their home search.  Right in the palm of there hand.  Getting instant feedback while they drive the neighborhoods they want to live in.  Companies make this possible by phone apps that anyone can download with a smartphone.  What is an App?  Apps is an abbreviation for application. An app is a piece of software. It can run on the Internet, on your computer, or on your phone or other electronic device. The word “app” is a more modern usage, but this is really the same thing as a program.  Companies customize these apps to appeal to home buyers mostly but sellers are privy to this technology as well.  

Companies like Yahoo Real Estate, Trulia, Zillow, to name a few, offer real estate information that homebuyers can use to look for a home.  Why would anyone even bother calling a real estate agent anymore?  That is a question on the minds of many real estate agents and the innovation in the field of home searches has upped the ante for those in the business.  Thats good news and bad news for the real estate industry.  Good news for those agents who are adept at handling consumer calls and effective follow-up, bad news for the real estate agent who is not comfortable with technology.  

There is heavy pressure on the National Association of Realtors (NAR) from real estate agents across the country to protect agents in the face of this shift in consumer behavior.   In my humble opinion everyone wins.  The consumer wins because they now have more information available to them prior to calling an agent or even jumping into the house hunt.  The experienced agent who views themselves as a professional will be able to handle the expectations of the millennial generation of home buyers.   

Like all industries, innovation at first breeds fear, then a reluctant acceptance.  Before long most real estate professionals will wonder why it took so long for professionalism to become the norm.  Those agents who are not adept to change will suffer the most.  The professional agent will stand out even more and the real estate agents along with the consumer will reap the benefits.

Comparative-Home-SalesHow relevant are comparables when submitting an offer on a property?  If you are a buyer looking for a home they are extremely relevant.   An agent hired to list a property for sale relies heavily on comparables to establish a competitive listing price.  Not all comparables are created equal and that is what I’d like to talk about today.

An agent representing a buyer would be wise to discuss comps with their client when determining an offer price.  We make it a habit of submitting with our offer, the comps that we feel represent the property best.  What usually happens is that we get into dialogue with the sellers agent and explain to them how we arrived at our offer price.  I don’t leave it up to the sellers agent to get my offer accepted.  I like make it a point to show the sellers agent how and why we arrived at our offer price.  For the most part I usually get a good response from sellers agents and they thank me for the supporting evidence.  Occasionally we get a counter offer with comparables that they use to try and support their pricing.  This is where the fun begins.

Having an appraisal background helps me to see a property through the eyes of an appraiser as well as the through eyes of the lender.  To determine the value of a house, an appraiser or an agent will typically look at three to five comparable sales, or “comps” as they are known in the industry. Agents and Appraisers have access to the Multiple Listing Service, known as the MLS, which is a database of all the properties in a given area that have been listed “for sale,” are in process of being sold (pending,) or have already sold. Without being an agent or an appraiser, you may have a harder time accessing this information.   This is where the value of a real estate agent can be enhanced.

An agents fiduciary responsibility is to represent the market as accurate as they can so the public can make educated decisions.  Buyers and Sellers want two different things and its the agents’ responsibility to join these two forces so a property can be sold.  Buyers obviously want the most house for the least amount of money, who doesn’t right?  I think its only fair to your buyers though if you educate them on the market and how sometimes a low ball offer is not good.  When an agent can show their client the comparable homes sold and explain an offer price based on those comparables the agent is creating trust and establishing themselves as the professional.

It is important that the agent is able to objectively look at these homes and determine any price adjustments that need to made reflect the home they are submitting the offer on.  Any variation in lot size and livable square footage should not be greater than 15% otherwise you would need to use a different property for comparison.  I like to keep my comparables at a tighter 10% because this allows for greater accuracy.  The next thing you look at is the condition of the property.  Roof, windows, kitchen, bathroom and hardscape are the big ticket items that can add or subtract value when comparing properties.  A clean kitchen is no comparison to a gourmet kitchen.  A clean back yard with concrete and plants is not comparable to a backyard with extensive hardscape i.e., brick and stone work.  When a seller uses those comparables to justify pricing for their listing and the home they are representing does not offer those amenities they are not doing their clients a favor, rather they may be missing the boat on a good solid offer.

Even more important is location.  In large cities its ever more important that comparables that are used are in close proximity to the subject property, not in an entire different neighborhood.  Many factors can carve up a neighborhood.  Schools, streets, shopping centers to name a few.  In todays market there are a lot of sold properties that can help an agent and their client come to a good educated decision for home values.

Costs will often run about $100-$125.  If money is an issue, simply change the filter, a dirty filter impedes air flow, reduces efficiency and could even cause a fire in an extreme case.  A new filter runs between $10.00 and $20.00 depending on the make of your furnace.

Just this week on his Presidential campaign trail President Obama announced his home refinancing plan seeks to let a million or more American homeowners save money on their mortgages, even if those loans are underwater. But the plan itself is not a new idea: A pair of economists at Columbia University — Chris Mayer and Glenn Hubbard — have been proposing a similar measure for years. 

The plan addresses an issue that’s been frustrating many homeowners, especially ones who have otherwise kept up with their mortgage payments: They see other people refinancing at today’s super-cheap interest rates — down around 4 percent for a 30-year fixed-rate loan — but they can’t qualify for those rates because their home price has fallen. 

Under Obama’s plan, homeowners with loans backed by Fannie Mae and Freddie Mac that meet certain qualifications could be eligible to refinance their mortgages even if their home is worth less than they owe. 

This could help turn around the fledging economy by redistributing household income towards other obligations or even allow monthly savings for some.  In this tight gripped economic cycle we are in, any savings at this point is welcomed news. 

The remarkable thing about this proposal is that it does not cost taxpayers any money.  The key is for the major lenders to agree to go along with this proposal.  The big question on most peoples mind is “Will it help me?”  Clouded in Bureaucratic red tape are failed attempts to help struggling homeowners refinance under the HARP (Home Affordability Refinance Program). 

The Home Affordable Refinance Program (HARP) is designed to assist homeowners in refinancing their mortgages – even if they owe more than the home’s current value.  The primary expectation for Home Affordable Refinance is that refinancing will put responsible borrowers in a better position by reducing their monthly principal and interest payments or moving them from a more risky loan structure (such as an interest-only mortgage or a short-term ARM) to a more stable product (such as a fixed-rate mortgage). 

The major problems with HARP are ratios in which loans must fall into in order to quality.  Since its inception in 2009, fewer than one million loans have been refinanced.  The projected number for the most recent plan that President Obama introduced is anywhere between 15 and 20 million loans.  This goes a long way in keeping Americans in there homes.  And the program itself seems to be a lot more straightforward.  

A major point in the new program is the LTV (Loan To Value) Ratio that loans must have in order to qualify. Home loans upside down up to 125% are eligible provided other guidelines are met.

Since the program is only eligible for loans owned by Fannie Mae many people may wonder who owns their loan.  There is an easy way to determine whether Fannie Mae is the investor on an existing loan other than having the borrower contacts their lender. Simply go to www.FannieMae.com and utilize the online tool, Fannie Mae Loan Lookup, for borrowers to determine whether Fannie Mae is the investor on their loan.

As many people have come to realize, qualifying for any of the programs or initiatives out there requires lots of patients.  As 30 Year Fixed Rate Mortgages are at historic lows, it pays to be patient and persistent.  The best place to start the process is with your current lender.

Is It Right For You?

They say youth is wasted on the young.  Simply because as we get older we become wiser in our lives especially with money decisions.  With youth comes ambition and a resourcefulness that alludes us as we get older.  Its not very long after growing up that we are faced with the day to day challenges that job’s, kids, school etc., brings.  Our hopes in midlife are to live a long healthy adult life, long enough to see our kids succeed with the lessons we have taught them.

But what happens when we get older and the cost of living keeps going up?  Increased gas prices, insurance, inflation and the cost of living is sky high at the moment and it seems that everyone is feeling the pinch.  For many these days, a social security check, a small retirement fund and or savings will not fulfill the financial burden of retirement. Those aged 62 years or older can seek other forms of financial help in the form of a Reverse Mortgage.

What is a Reverse Mortgage?  A reverse mortgage is a special type of home loan that lets you convert a portion of the equity in your home into cash; FHA’s version is dubbed Home Equity Conversion Mortgage (HECM). The equity that you built up over years of making mortgage payments can be paid to you. However, unlike a traditional home equity loan or second mortgageHECM borrowers do not have to repay the HECM loan until the borrowers no longer use the home as their principal residence or fail to meet the obligations of the mortgage. You can also use a HECM to purchase a primary residence if you are able to use cash on hand to pay the difference between the HECM proceeds and the sales price plus closing costs for the property you are purchasing.

But upon retirement what happens if your equity rich and your monthly cash flow is low?  The reverse mortgage could be an ideal solution for you. The reverse mortgage will give you an extra income for as long as you live in your house and you will be able to take cash from your home without making anymore payments.

However, it is important you consider both the pro’s and con’s of the reverse mortgage before making a decision:  The PRO’s include; no monthly payment due until the homeowner moves, passes away or sells the home.  A good credit rating and income is not apart of the qualification process, this means it is easy to qualify for a reverse mortgage.  Regardless of interest rates, you will never need to pay back anymore more then the value of the house.  If you make your home your primary residence, you can receive the reserve loan payments for as long as you live in the property.

The CON’s are high repayment costs.  Too much income for low-income seniors will mean they are over the allowable limit for liquid assets.  Reverse mortgages may not allow you to have access to all your equity, or even most of it. 

You may be asking yourself what are the differences between a reverse mortgage and a home equity loan?  With a second mortgage, or a home equity line of credit, borrowers must have adequate income to qualify for the loan, and they make monthly payments on the principal and interest. A reverse mortgage is different, because it pays you – there are no monthly principal and interest payments.  Will we have an estate that we can leave to heirs?  When the home is sold or no longer used as a primary residence, the cash, interest, and other HECM finance charges must be repaid. All proceeds beyond the amount owed belong to your spouse or estate. This means any remaining equity can be transferred to heirs. No debt is passed along to the estate or heirs.

Fish Tacos

A few years ago my wife and I were reading the Los Angeles Magazines Best of Mexican Food in LA.  Each year the magazine comes out with the Best OF for different ethnic foods.  Mexican, Italian, Chinese etc.  Well we decided we should try as many as we can and make our own judgement.  We started at # 1 – Tacos Baja and got all the way to # 5 and decided to stop.  It was pointless. 

After eating at Tacos Baja, all other Mexican Restaurants paled in comparison.   The original one is located at 5385 Whittier Blvd in Los Angeles.  I was ecstatic when they opened one here in Whittier at 16032 Whittier Blvd., across the street from Triple AAA in East Whittier.

By far, they have the best fish tacos, burritos and shrimp cocktails you will find anywhere.  If you get a chance to eat at anyone of their restuarants don’t forget to ask for LuLu, the owner, she is a great person and makes a killer Baja Burrito:-)  And don’t forget to tell them, Chris Vigil the Realtor sent you!!!

As the summer heats up so does that number of people looking to purchase real estate.  Be it a first time buyer or a seasoned investor.  Well-qualified buyers are out in abundance.  Recently I met a couple on my Sunday tour of homes that really liked the idea of my tour.  See six homes within two hours without tying up your whole afternoon.  Sounds simple enough. Unfortunately selling real estate is not an event but rather, a process and at times, a long arduous one. I had been following up with this couple that I had met on my tour for a few weeks already and they would talk my ear off whenever I’d call but they were reluctant to meet with me.  After pressing the issue the wife relented and said that she and her husband don’t need a realtor and they are looking themselves using free websites online.  They are really frustrated at the process and said that the Real Estate industry has changed from when they first purchased years ago.  “No homes available and the one’s that are have multiple offers” she said. 

In the past our only competition was another realtor.  Nowadays it appears that we have another competitor vying for our clients’ attention.  Real Estate websites such as Zillow, Trulia, Redfin have made money commoditizing the Real Estate industry.  Zillow and Trulia offer listings for free while Redfin offers to turnover the Buyers Commission to the purchasers of the property after they have taken their split. 

The National Association of Realtors (NAR) estimates that 87% of homebuyers conduct research on the Internet prior to contacting an agent.  What is the value of the agent if one can look at homes online for free? As if the only thing a realtor can provide is access to homes.  As a buyer’s agent, the realtor’s job is not simply to open the doors for the homes you want to see but, to protect and advocate for the buyer in the process of purchasing a home.There are people who have researched online who dive into the whole transaction of buying and selling their homes themselves only to find that it would have been best if they had hired a real estate agent. Most sellers you ask are trying to avoid the realtors’ fees, or they do not think that they will need the realtor’s services to get the best deal in town.  These are the primary reasons people give when asked why they don’t illicit the help of a realtor. 

Buyers and sellers have a tendency to get caught up in how much the realtor is making in the process of the sale.  The focus should be on the value that the experienced realtor brings to the transaction.  It is hard to get a website to advocate for you in the process of the sale.  Information available online is extracted from the Multiple Listing Service (MLS) and that information is maintained and updated by the licensed realtor who has the listing.  When we get calls from clients asking for information on homes they have seen online it is not uncommon for the listing to be sold already.  This could be avoided if the client is working with an agent and receives updated information as soon as it occurs. 

That is only one of the many benefits working with an agent offers.  Up to the minute information on listings and market statistics in real time.  Often, sellers come to pricing there own home before selling from information gathered online.  Only the MLS and public records from the county recorder can provide the most accurate information.  Websites can’t give opinions on neighborhoods, schools or local politics the way a realtor can.  Being the local expert has many advantages and one the local realtor has worked at cultivating for many years.

 Buying and Selling real estate is a consuming process that should be treated with care.  It’s the largest single purchase transaction a family will make in their lifetime.  Put your faith in a Realtor not in a website.
